If you’re buying or selling a home in Alberta, understanding how new home warranty works is key—especially since it’s something I navigate for families every day here in Calgary. For any home built since February 1, 2014, warranty coverage isn’t just a formality: it’s a legal requirement before listing or selling. That coverage actually stays with the property after resale, beginning the moment you take occupancy, receive permission to occupy, or the title changes hands—whichever comes first.
There are currently seven warranty providers in Alberta. Municipalities must check that your builder is licensed and the home is covered, or that you have proper owner-builder authorization, before they’ll issue permits. And since December 1, 2017, all new-home builders must have active, valid licences.
