  • Canada Is Looking Beyond the U.S.

Canada Is Looking Beyond the U.S.

Interesting times for Canada’s economy: we’re seeing a real shift as the country looks to strengthen ties with Europe and lessen its dependence on the U.S. This isn’t just about buying and selling goods—energy, AI, critical minerals, and big infrastructure projects are all on the table for new investment and collaboration. For Canadian businesses and investors, this wider network could mean fresh opportunities and redirected capital, impacting everything from local developments to major projects. As someone who helps Calgary families navigate both city and rural real estate, I’m always watching for how these big-picture changes might shape our local market and open new doors for homeowners and buyers. Where Canada builds its next partnerships could be just as important for our future as what happens with our neighbours to the south.

Mid-year outlook for Canada’s housing market: Between correction and recovery

As someone who’s had the privilege of guiding Calgary families through many market ups and downs, I’m keeping a close eye on Canada’s housing outlook. Looking ahead to 2026, it’s reassuring to see early signs of recovery—resale activity is picking up, inventory is stabilizing, and we’re seeing price declines slow down. While 2027 may still bring its share of challenges, including immigration cuts and higher interest rates, a modest rebound is on the horizon. Whether you’re planning your next move or just curious about what these shifts might mean for your plans, I’m always here to help you find the home you truly want to wake up in.

  • Purchasing a new home

    Purchasing a new home

Thinking about purchasing a new home? Over the years, I’ve guided many Calgary families through this exciting (and sometimes overwhelming) process. One of the first things I always help my clients understand is the difference between a seller’s market and a buyer’s market—knowing where things stand can make a real difference in your approach. Working with a licensed agent under a clear service agreement is key for your peace of mind. I always recommend verifying your builder’s reputation and double-checking what’s covered under any warranties. Contracts and titles can get complicated, so a good real estate lawyer is invaluable. And don’t underestimate the value of a thorough home inspection—it can save you a lot of surprises down the road. If you’re eyeing a condo, remember: you’ll be sharing some spaces, and warranties work a bit differently than with single-family homes. As a Certified Condo Specialist and someone who truly enjoys matching people with homes they love, I’m here to help make sure every detail is covered so you can move forward with confidence.

RBC: Housing recovery is coming, but don’t expect a boom

We're seeing some encouraging signs in the Canadian housing market—resales are picking up, inventory is holding steady, and price drops have slowed down. While it’s not quite time to expect a huge surge, RBC suggests that we could see sales and prices dip again in 2026, but then modest improvements by 2027. For anyone considering a move, that pent-up demand and gradually improving affordability may open up new opportunities down the road. Whether you’re dreaming of your first home or thinking about a change, I’m always here to help you navigate these shifts and find the place you truly want to wake up in.

  • Alberta New Home Warranty Basics

    Alberta New Home Warranty Basics

If you’re buying or selling a home in Alberta, understanding how new home warranty works is key—especially since it’s something I navigate for families every day here in Calgary. For any home built since February 1, 2014, warranty coverage isn’t just a formality: it’s a legal requirement before listing or selling. That coverage actually stays with the property after resale, beginning the moment you take occupancy, receive permission to occupy, or the title changes hands—whichever comes first.

There are currently seven warranty providers in Alberta. Municipalities must check that your builder is licensed and the home is covered, or that you have proper owner-builder authorization, before they’ll issue permits. And since December 1, 2017, all new-home builders must have active, valid licences.

Before you make any move—whether you’re looking for your next home or preparing to sell—you can (and should) search the property registry for warranty details on both the home and the builder. This is a step I make sure to guide my clients through, so you know exactly what you’re buying or selling. It’s all about giving you peace of mind on your next move.

  • Calgary Housing Stays Resilient in 2027

Calgary Housing Stays Resilient in 2027

I’ve been watching the Calgary housing market with a matchmaker’s eye for years, and the outlook for 2027 continues to reflect that signature resilience our city is known for. MLS sales are forecast at 26,000—not quite reaching the highs of 2025, but still an improvement over what’s expected in 2026. For buyers and sellers alike, average prices are projected to hover around $645,000. That stability comes thanks to steady new construction and more homes on the market, which helps balance out the ongoing population growth driving demand. On the rental side, vacancy rates are set to reach 5.8% as a wave of new rental options gives tenants more choices across Calgary. And with housing starts forecast at about 21,000 units, Calgary remains one of Canada’s most active cities for new builds. Whether you’re looking for your first home, making a change, or searching for that perfect fit, it’s an exciting time to be part of this community.

Calgary Home Buyers Enjoy Lower Prices and More Choices

It’s been a shifting season for Calgary’s real estate market: in August, home sales dipped 16.4%, with 1,660 properties changing hands. The benchmark price edged down 1.1% to $569,800. If you’re following the numbers, apartment prices took the biggest step back, dropping 8.2%.
