For any home built since February 1, 2014, warranty coverage isn\u2019t just a formality: it\u2019s a legal requirement before listing or selling. That coverage actually stays with the property after resale, beginning the moment you take occupancy, receive permission to occupy, or the title changes hands\u2014whichever comes first.<\/p>\n<p>There are currently seven warranty providers in Alberta. Municipalities must check that your builder is licensed and the home is covered, or that you have proper owner-builder authorization, before they\u2019ll issue permits. And since December 1, 2017, all new-home builders must have active, valid licences.<\/p>\n<p>Before you make any move\u2014whether you\u2019re looking for your next home or preparing to sell\u2014you can (and should) search the property registry for warranty details on both the home and the builder.
